Project Update

On April 19, 2010, the Planning Commission received a presentation on the Sycamore Crossing Project (6.5 MB PDF), including an overview of the project, details on the Initial Planned Development Plan (IPDP), and feedback the City received after its community workshop.

On Feb. 10, 2010, City staff and the design team presented the draft Initial Planned Development Plan (IPDP) (11.0 MB PDF) to the community for questions and feedback.

Sycamore Crossing, a 14-acre site owned by the Hercules Redevelopment Agency, is being master planned to include a mix of retail, office, and residential uses. The first phase of Sycamore Crossing (also known as Sycamore South) will include 40,000 square feet of ground floor retail space with a mix of 2- and 3-story offices and apartments above. 

The Sycamore Crossing site is currently constrained by utility lines that cross the property above and below ground; Agency staff is working to remove those constraints to facilitate development. Site planning efforts have focused on implementing New Urbanist and Smart Growth ideas consistent with the Central Hercules Plan with a pedestrian-oriented network of walkable streets, appropriately scaled mixed-use buildings, and new landscape improvements, including restoration and revitalization of a section of Ohlone Creek.
